A plain-English checklist for new landlords

The certificates and checks you need before your first tenant moves in.

All guides

Before a tenant moves in you'll need a gas safety certificate, an electrical safety report and an energy performance certificate. You also need working smoke alarms on every floor, plus a carbon monoxide alarm in any room with a boiler or stove.

Your tenant's deposit has to go into a government-approved protection scheme, and you'll need to check their right to rent. Keep copies of everything. If you're ever asked, you'll be glad you did.

It's a lot to keep track of, which is why most of our landlords choose full management. Owen handles the reminders, the paperwork and the 10pm boiler calls.
